The Appalachian Development Corporation (ADC) has been a technical assistance and lending partner to businesses in Upstate South Carolina since 1982, organized to further economic development, job creation and retention, and the growth of businesses in the region. As a non-profit CDC, ADC provides small businesses with long-term real estate financing through the SBA 504 Loan Program, offering up to 90% financing of commercial real estate — including land, building, construction/renovations, soft costs, and SBA closing costs — with a fixed rate, 20–25-year fully amortizing loan structure.
